Proposals to build more than 1,000 homes at the Loch of Loirston in Aberdeen have advanced thanks to the agreement of a new £11.5M deal.
Aberdeen City Council and housing developers Hermiston Securities have reached an agreement that will see the firm hand over more than £4M to Aberdeen’s strategic transport fund, which supports the development of major infrastructure around the city.
In addition, Aberdeen City Council will receive £7.6M to construct a new primary school within the area.
The site will see the construction of 1,067 new homes and eight hectares of employment space, including commercial, leisure and office use. Community and recreational facilities, along with the primary school, will also be created.
Development Director for Hermiston Securities, Stewart McPhail, said: “We are committing to making payments to the council over the life of the project.
“We are also contributing to local improvements, in particular we are putting around £1,076,000 – £1,000 for each house – into improving infrastructure in the area, such as the roundabout to Cove.
“We think primary schools are a good thing because they help form a community, and encourage people to live there.
“Although it’s a local government requirement that we make a contribution, we generally welcome contributing, and prefer to have the school on our land. And it’s being located, as I understand it, immediately next to the proposed secondary school.”
Optimised Environments led the masterplan for the Aberdeen loch development and in its statement said “The existing landscape resources offer a fantastic opportunity for a new neighbourhood that is fully integrated with its natural environment and landscape setting, and that is also distinctive and appropriate to the surrounding context.
“The proximity to the city centre and key employment areas creates the potential for a unique and attractive waterside mixed-use development. By sensitively establishing a landscape framework from the outset around the existing resources, a strong green space network can be created, into which sustainable development neatly fits, offering easy access to the surrounding open spaces and existing communities.”
The developers hope to commence construction by October this year with the entire project expected take a minimum of ten years to complete.
